Can you hold a place before I apply?

Do I pay the first month's rent and last month's rent with my security deposit?

How old do you have to be to apply?
Applicants must be of legal age to enter into a lease, typically 18 years or older. If you have questions about co-applicants or guardianship, contact our team and we'll explain your options. -
Is the deposit refundable?
Security deposits are generally refundable if the property is returned in good condition, subject to normal wear and tear and any applicable deductions for unpaid rent, repairs, or cleaning. Refund timelines and itemized deductions follow the lease terms and Florida law. -
Who needs a cosigner?
A cosigner may be required when an applicant doesn't meet income, credit, or rental history standards. Cosigners must meet our financial qualifications and sign a guarantor agreement to accept responsibility if the tenant does not meet lease obligations. -
You have a property I want to rent. How do I apply?
You can apply online or in person with a completed application, application fee, photo ID, and proof of income. We perform thorough tenant screening—including credit, background, and rental history checks—to protect owners and provide stable homes for tenants. -
How do I pay rent?
We offer convenient payment options, typically including an online tenant portal, automatic bank transfer (ACH), or check/money order where accepted. Using the tenant portal provides the fastest, most reliable payment processing and a clear record for both tenants and owners. -
I want to get a pet. What should I do?
Check your lease and contact management before bringing a pet home. Some properties allow pets with owner approval and require a pet deposit or monthly pet rent, plus size or breed restrictions; we'll work with you to find an approved, respectful solution when possible. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants on the lease are typically responsible for the full term until someone is formally removed or replaced. If one tenant wishes to stay, they must qualify on their own or the departing tenant must find an approved replacement; we'll guide you through the application and release process. -
My lease expiration is coming, and I want to move out. What should I do?
Review your lease for the required written notice period and submit your intent to vacate in writing by the deadline. Providing timely notice through the tenant portal or via email helps ensure a smooth move‑out and return of any eligible deposit. -
Who is responsible for paying for repairs & maintenance requests?
